Q. New Home sales centers have their own sales staff. Do you compete with their staff?

A. No. We work in partnership with the sales representatives.

Q. Will your services cost me any money?

A. No. We have no transaction fee, closing fee, or any fee for that matter. We are paid a commission from the builder.

Q. What benefit do I have with you on a new construction property?

A. When working with a builder, many agents will check their clients in, and let the builder's sales staff take over from there. Our business is based on service. We provide the following services when working with clients on new construction

  • Lot Selection - Selecting the right lot is a crucial decision in your home-building journey. While there isn't a universally "best lot," there is unquestionably a "best lot for you." We are dedicated to ensuring that you gain a comprehensive understanding of all relevant aspects before making any decisions. Factors such as exposure, placement within the community, and the view are integral to this process. With our extensive experience, we possess the knowledge to guide you through the nuances and considerations involved in choosing the perfect lot for your future home.
  • Pictures and Video - Many of our clients live out of state. It is hard to know, week by week, what progress is being made. We’ll keep you updated with photos and videos every step of the process.
  • Quick Delivery Homes - Certain new home developments construct "Quick Delivery" homes, also referred to as "Spec Houses." These residences are either available immediately or in the very near future. We stay abreast of the latest inventories, and, taking into account your requirements, we can aid you in choosing a Quick Delivery Home that aligns perfectly with your needs.
  • Contract Negotiations - New home builders do NOT negotiate their listed prices. Whether you choose to work with us or not, the cost of your home remains consistent. However, by opting for our services, you will benefit from our expertise and support at no additional cost.

Q. I have already visited the sales center. Can we still work together?

A. New home builders change their policy from time to time. Based on previous and current grand openings, we expect the answer to be yes. We suggest calling us before your next visit. We can discuss our services and whether we are able to work together under a specific new home builder’s policies.

Q. Will I get a better price from the builder if I am not working with a Realtor®?

A. The answer is NO! You will get the same price if you use the services of a Realtor or not. You will receive our services at absolutely no cost to you!!!

 New home builders work with Realtor's because they understand that by having the Realtor community networking for them, they are much more likely to increase sales. Their goal is to make the Realtor community their friends. If they start offering better deals to buyers when Realtor's are not part of the transaction, they will alienate the people who they are trying to befriend.

Q. Are there different fees when comparing a resale and a new property?

A. YES. Purchase price aside, we can assist you in making sure you understand the financial differences between purchasing a resale vs. new construction.
